We want you to come along with us during the course of the home inspection. If you're a seasoned home buyer it may not be as important that you're there the entire time. I have over 25 years of experience in multiple areas of construction, and I have a very good understanding of the different components that make up a home.
My Promise - I promise to evaluate and give my honest opinion of what is visually in front of me. I will comment on conditions that need to be monitored and conditions that need to be corrected – all to help you understand what you are about to purchase or sell.
Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet us until after you hire us. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector's own effort. If you choose us to inspect your new home, you will be choosing someone you can trust to provide you with a comprehensive analysis of the home’s major systems and components—honestly and objectively, apart from anyone's interests other than your own.

This 4 Point Inspection is a limited, visual survey of the heating/air conditioning, roof, electrical and plumbing systems.

11 Month Warranty Inspection
This inspection is important for someone who bought a new home from a builder. A new home comes with a one year warranty and should be reinspected at the 11 month mark to ensure the builder has the report in hand before the expiration of the warranty. At least a year's worth of seasonal changes are often needed to put a new house to the test. For example, only in winter might you discover that water seeps into the basement or around window frames, that the landscaping was badly graded and leads to mudslides, or that you have a mold problem. HOME ENERGY REPORT™ The Home Energy Report™ will give a home buyer a quick understanding of how much a home will cost to operate once they move in, where energy (and, therefore, money) is being wasted in the home, and what can be done to save energy and increase comfort. This is typically an add on to the Certified Professional Home Inspection for an additional $75.00. It can also be a stand alone service for someone who is concerned about the amount of energy being consumed in their home. |
What is a home inspection?
A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.
A home inspector is sometimes confused with a real estate appraiser. A home inspector determines the condition of a structure, whereas an appraiser determines the value of a property. Although not all states or municipalities in the U.S. regulate home inspectors, there are some professional associations, such as the National Association of Certified Home Inspectors (NACHI), for home inspectors that provide education, training, and networking opportunities. A professional home inspection is an examination of the current condition of a house. It is not an inspection to verify compliance with appropriate codes.
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation by an unbiased third party.
What does a home inspection include?
The home inspection report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.
Why do I need a home inspection?
Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence.
If you already are a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs.
If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition.
What will it cost?
The inspection fee for a single family home varies geographically, as does the cost of housing. Similarly, within a given area, the inspection fee may vary depending on a number of factors such as the size of the house, its age, foundation type, and distance the inspector may have to travel. A typical inspection will last from two and a half to four hours and starts at $400. Please refer to our Fees page.
Do not let cost be a factor in deciding whether or not to have a home inspection or in the selection of your home inspector. The sense of security and knowledge gained from an inspection is well worth the cost, and the lowest-priced inspection is not necessarily a bargain. Use the inspector’s qualifications, including experience, training, compliance with your state’s regulations and professional affiliations as a guide.
Why can't I do it myself?
Even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector. An inspector is familiar with the elements of home construction, proper installation, maintenance and home safety. He or she knows how the home’s systems and components are intended to function together, as well as why they fail. He's trained to follow clues much like a detective. What most people may consider a problem, a well trained home inspector may see as a symptom to be investigated ultimately leading to the source.
Above all, most buyers find it difficult to remain completely objective and unemotional about the house they really want, and this may have an effect on their judgment. For accurate information, it is best to obtain an impartial, third-party opinion by a professional in the field of home inspection.
Can a house fail a home inspection?
No. A professional home inspection is an examination of the current condition of a house. It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.
When do I call a home inspector?
Typically, a home inspector is contacted immediately after the contract or purchase agreement has been signed. Before you sign be sure there is an inspection clause in the sales contract making your final purchase obligation contingent on the findings of a professional home inspection. This clause should specify the terms and conditions to which both the buyer and seller are obligated.
Do I have to be there?
While it’s not required that you be present for the inspection it is highly recommended. You will be able to observe the inspector and ask questions as you learn about the condition of the home and how to maintain it.
What if the report reveals problems?
No house is perfect. If the inspector identifies problems, it doesn't mean you should or shouldn't buy the house, only that you will know in advance what to expect. If your budget is tight, or if you don’t want to become involved in future repair work this information will be important to you. If major problems are found a seller may agree to make repairs.
If the house proves to be in good condition, did I really need an inspection?
Definitely. Now you can complete your home purchase with confidence. You’ll have learned many things about your new home from the inspector’s written report and will have that information for future reference.

Thank you for the detailed inspection your company performed for our family. The report prepared was clear and comprehensible. It made it easier to communicate between the seller and agents giving us our dream house without any conflicts. We highly recommend your services.
Sincerely, The Perez Family We had a prelisting inspection performed by Home Inspection Services. We were nervous about selling our home, not sure how the whole process worked. Tony worked closely with us allowing us to prepare our house for sale. After using them for our Home Inspection we completed repairs necessary for an easy sale. Thanks , The Martins Home Inspection Services provides my clients with fast professional service. The various inspections offered give my clients the ease of dealing with one company. The inspectors take the time to explain the areas of the inspection with all parties involved. The inspection report is supported with easy to read comments. It is a pleasure to work with Tony! Juliet- PMZ Real Estate Thank you Tony. My buyers were quite impressed with your thoroughness and professionalism. Melanie Many compliments from my client about the inspection today! Your company impressed him! Doug I usually don’t write reviews or testimonials, but my experience with Home Inspection Services was so good I felt obligated to do so. I’m about to become a first time home buyer. Since I’ve been renting and living in the house I plan to purchase for the last 16 months, I felt I already knew the place inside-out. I almost didn’t get a home inspection, based on my assumed “knowledge”, but knew that it would be foolish not to get an expert’s opinion on such a large purchase. I wasn’t expecting to hear anything that would surprise me, I just considered it another formality of the home buying process. In fact, we didn’t discover anything drastic, but we did identify many small issues that I need to monitor, maintain, and a few larger ones that I need to address with the owner. Tony was on-time, friendly, and informed me of his 20+ years of experience performing new construction and remodeling of homes. He said I was welcome to walk around with him during the inspection and ask questions. I felt he spent a lot of time sharing his expertise on areas I wanted him to observe, and he educated me on construction issues he noted. He really went above and beyond the basic reporting, and he ensured that I became more informed as a home buyer. To me this knowledge was priceless because I began to know which areas on my house needed a professional’s attention, and which areas on my house could become a DIY project for myself. It was invaluable to have a true expert on hand to ask construction questions because I’ve seen handyman services come and go while attempting to repair issues. Their knowledge and report helped identify issues before I became responsible for repairing other’s poor attempts at repair. I would recommend Home Inspection Services to any of my friends or colleagues that are purchasing a new home. For me, being able to spend time with an expert of their caliber, whom I knew was impartial to how I performed my repairs or purchase negotiations, undoubtedly saved me time, money, a bunch of future headaches, potential regrets, and it ultimately gave me confidence that I was hearing the correct way things were supposed to be built, as opposed to the quick or cost efficient ways that some contractors deliver their services. Thanks a million! Best Regards - Christopher R |
I wanted to write you to thank you for such a job well done on our home inspection. You are a very knowledgeable and professional person to work with.
S. Murray We want to thank Home Inspection Services for the great job that was done inspecting our first home purchase. The computer disc that was provided let us show the builder all the flaws that needed to be fixed in detail without having to physically point out the repairs. Our lawyer was even impressed with the thoroughness that our inspector (Tony) had given. We will recommend Home Inspection Services to everyone we know." M & K Fontain I was extremely satisfied with Tony's inspection. He was very professional and thorough. Tony also took the time to answer my questions and explain how I can easily make minor repairs at minimal cost. Daniel R. "I would like to thank you for such an excellent job! We are so very impressed. We will highly recommend your company to anyone in need of inspection services!" Lisa E. Many thanks for this, as well as for all the time and effort you put in yesterday at the inspection. Sorry that we kept you there so late, but we were very grateful for your willingness to answer all of our questions, and were very impressed by the thoroughness of your inspection. We have only purchased three houses and thus have had experience with only three inspectors, but you were far and away the best we’ve ever dealt with. Thank you again Tony, and best regards David and Nancy L. Got it. Thanks. Nice job, by the way - you're very thorough, and I like that. Dan We were given 60 days to pick up our lives and relocate to a location 3 hours away from ‘home’ so needless to say, this move was an extremely stressful and emotional one for us. In dealing with the inspection of our new home, you were my initial point of contact and such a pleasure to speak with. You were enthusiastic and supportive at the same time and it was evident that you included my specific questions and inspection requests to the inspector because those were addressed explicitly in the report. Often times, requests are made and never followed through on so I especially appreciated the fact that you made my requests clear to the inspector. Not only were you a pleasure to deal with on the phone but your email communications as well. Thanks again for that. I didn’t think we would ever top the inspector we hired when we purchased our first home but Tony surpassed our expectations! Again, the short time frame that we were under didn’t allow for us to be present during the inspection so we were putting a lot of faith in someone. Tony's report was clearly defined and no one would have had a problem reading and understanding everything he included but because our situation was unique, we felt the need to reach out to him to speak about some of the items listed. Tony called to schedule a time to have a discussion with us and not only did he call when he said he would, he took the time (quite a bit, actually) to go over almost each and every item on the report. This call was made after 8 PM, surely after a long day of work for Tony and he was more than willing to discuss our concerns until we were satisfied. Your company receives an A++ in our book and I will certainly highly recommend you to others. Thanks again for everything! Cindy S |
